To abide by all legal requirements and HOA rules, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
Minimum age requirement of primary person booking should be 22 years old. No weapons or drugs allowed; zero tolerance means police will be called for violating this rule.
Noise policy: Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 10pm-7am each day.
Long-term stays (30 days+): Long-term guests will be subject to a background search and credit check.
The house is large yet cozy, suitable for a family, group of friends, or business travelers. It has all of the amenities necessary to enjoy your stay.
Bedroom Configuration:
Bedroom 1: 1 queen bed
Bedroom 2: 1 double bed
Bedroom 3: 2 double beds
Living/Common Area: 1 sofa bed
The entire home is for your use. There is a living room, kitchen and a backyard too!
The house is in Fountain Squre. This is close to the Indy Cultural trail, fine restaurants in the city, music venues, multiple breweries, distilleries, Bankers Life Field House, and Lucas Oil Stadium.
On nice days and evenings I prefer the easy 10-15 minute walk to the heart of the neighborhood. During inclement weather or if you just don’t feel like walking everything in the neighborhood or downtown Indianapolis is generally a $5-$8 Uber or Lyft ride.
Security camera/recording device — Front - Facing entrance; camera is turned on 24/7 (no audio) and records people coming in/out of the listing.

Late check out fee is at $75/hour
There's a $100 penalty fee for removing smoke detectors
No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated.
Although rare, accidental damage from guests does happen and traditionally this was managed via a security deposit by the guest or by the owner charging the guest for damages. This is highly unpleasant and puts a bitter taste in everyone's mouth. With our “all-risk” protection, all accidental damage by the guest up to $1,500 is covered unless it’s specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage. Relax and Enjoy the stay! It’s vacation time, so enjoy it with the peace of mind knowing that if an accident happens and damage occurs, you are protected with CozySuites' coverage! A $35 damage deposit waiver has been included in the cleaning fee for this incidental coverage ($60 value!). This applies for all reservations made on or after ********.
