Enjoy dipping in the pool & watch the view. This villa is surrounded by a greenery garden and a breathtaking view of the lake. Each bedroom is remarkably large with an ensuite bathroom. This area is fully secured. Every memory spent here is a treasure that will make you come back.
This beautiful mountainside property offers a luxurious 3 bedrooms, ensuite bathroom (shower only) for each bedroom. Magnificent location on one of the most beautiful properties around Chapala (Ajijic), here you can relax and enjoy the days by the pool or explore local sites - just a 15 minute walk from Ajijic Downtown.

The pool is solar heated and shared with other guests on the estate. Amenities include optic fiber WiFi. Laundry service is available for an extra cost. We have shared kitchen with its appliances including the basic cooking sets, refrigerator and stove. The kitchen and pool are all shared with other guests (from Casa Galeana Room and the main house).

The following amenities are common or shared: Pool, Kitchen, and Dining area.

There is no washer or dryer in this villa. Although we have a laundry service you can ask the caretaker for this service with the applicable price.
Please note that the suites you will book doesn´t have a private kitchen. The kitchen is next to the pool area, walking on a steep cobblestone road is required to go up and down the property to the kitchen and pool area.
Arrive at the main gate, input the code to the key box, pick up the controller for the gate, open the gate, park your car in the parking space, and enter the bedroom. Keys for the bedroom will be on the lock of every room.

Located near the central part of Ajijic village, just a quick walk 7 min - 10 min to many of the restaurants, shops and services. You are a 15 min walk away from the Ajijic Plaza. One of Ajijic premier mountain estates with breath taking views of the lake! This former luxury residence now provides accommodations for your special getaway or event (Ask for more information). Enjoy the perfect backdrop for a luxurious experience.
Tour the city by foot, bike or by car. There are a number of car rental places and bike rentals. There is taxi service available as well.

Please note that the rooms are at the highest point of the property and the distance between the shared kitchen and the pool area is a 1-2 minute walk from the rooms. Climbing stairs is required.

The jacuzzi does not work. Please note that the pool is solar heated, meaning the water temperature is subject to variation based on natural conditions such as availability of sunlight and weather patterns. Consequently, we cannot guarantee that the water will be constantly warm or hot.

Due to the presence of dogs and hazardous plants on the premises, this property is deemed unsuitable for children. Parents or guardians with children are advised to exercise constant supervision, ensuring their safety at all times.

Be informed that we will be sending a SECURED link called "Restavio Guest Verification". This link is intended to verify your identity as a valued guest and provide you with free extra protection during your stay. We guarantee that your personal data is secure and encrypted. Any guest who fails to comply with this process will result in the cancellation of their reservation and will be subject to a 7% booking fee. The remaining amount will be refunded accordingly.

Please ensure that you complete the verification form prior to your check-in date to avoid any automatic cancellation by the system. Thank you for your cooperation!

NO PETS ARE ALLOWED: Please be advised that pets are not permitted during your stay. However, if your reservation includes a service dog, kindly notify the property management in advance. This will enable us to provide you with information regarding the house rules and ensure that we can assist you more effectively prior to your check-in.

1. A set of house rules is strictly implemented throughout every stay and must comply:
- No smoking in any form ( electric cigarette, weeds, tobacco )
- No illegal drugs
- No party or gathering of any sort
- No loud noises at all times
- No pets allowed
- Please no 'loud' gatherings. Quiet hours: 9 pm to 9 am
- Only registered number of guests will be allowed to stay, extra person fees apply for additional guests
- 1 set of towels will be given per registered guest.

- No more than 4 people at all times
- Pool is covered at 5 PM, if pool is used after, guest is responsible for uncovering the pool and covering the pool after used

- Only smart TV with streaming channels available, no cable TV. Each guest must use their own account.
- Please note that the price changes after the 2nd guest.

2. Cooking essentials provided : Salt & Pepper; Cooking oil; cookware for your convenience.

3. Please be informed that the jacuzzi is currently out of order and will not be available for use. We apologize for any inconvenience this may cause and appreciate your understanding.

4. There are some super friendly, well-trained dogs on site. We have three gardeners from Monday to Saturday who maintain the estate and feed the dogs.

5. Please take note that tap water in the property is not drinkable. You can only use that to clean, brush teeth, and bathe. Going up and down stairs is required.

* Without confirmation, luggage cannot be dropped off before the official check-in time.

* Please store luggage in the designated area and avoid placing food in the fridge until check-in.

Note: registration of a valid credit card is required to avail of all these services. Your request will be confirmed once we have successfully charged the applicable extra service fees.

check-in is self-service, and there is no on-site concierge or physical assistance available.

Please note that the property's cobblestone pathways and stairs make it inherently inaccessible for wheelchair users or individuals with mobility difficulties. We regret to inform you that the property may not be suitable for individuals requiring wheelchair access or facing mobility challenges.

Additionally, it's important to highlight that the suite does not include a kitchen within the unit. Access to the only available kitchen, which is shared, requires walking. Please consider this factor when evaluating the suitability of the accommodation, particularly if kitchen accessibility is a priority for your stay.

Depending on the season, you may encounter bugs such as mosquitoes, bees, and other regional insects during your stay. While we manage these pests, we advise taking precautions such as using insect repellent and keeping doors and windows closed during peak activity times. Your comfort is paramount, and we want you to make an informed decision before your stay with us.

If you wish to avail of additional services requiring the engagement of third parties or personalized concierge services, we kindly request that payment be made at least 24 hours prior to your scheduled check-in time. This advance payment ensures timely arrangements and guarantees availability upon your arrival. Failure to make the payment within the specified timeframe may result in the unavailability of the requested services or late delivery.
