THE SKINNY: This fabulous luxury 4 bedroom home is situated in the treasured heart of Lincolnville, a wonderful extension of historic downtown St. Augustine. The home itself is minutes walk from the greatest attractions, restaurants and bars. You will have no choice but to allow yourself to fully escape into vacation mode. Amazing shade with glimmers of sun is available in gobs throughout the day. The kitchen is truly stocked to allow you to entertain your whole group with ease. Lounge outdoors on the shaded front patio while you observe the hubbub of downtown St. Augustine's favorite residential neighborhood! Relax inside or outside, grab some gear and head out for a day on the town or grill out on our electric BBQ. Enjoy your coffee in the shade or a drink in the sun!

THE PROXIMITY: Most of my favorite local hot spots are in this part of town are within a 5-10 minute walk of the front door! To name a few: Fish Camp, Crave, Ice Plant, Dog Rose Brewery, the views at Lake Maria Sanchez, and walking down Charlotte Street and St. George Street to take in the gorgeous turn-of-the-century homes. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 35 minutes best parts of prime Ponte Vedra for golf and shopping! US1 and A1A are our main commercial corridors, equipped with shopping, groceries and restaurants of all kinds. This home is less than 5 minutes from Publix grocery store.

THE SPACE: The home sleeps 10 in 4 bedrooms with 2 King beds, 1 Queen bed and 4 twins (in bunk bed form). The 1st floor kitchen is equipped to service your whole group and cook together for a great night in! The TV's have Live TV capability and are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.

THE LAYOUT- This home has a solid 4/3.5 layout.
>1ST FLOOR MASTER BEDROOM + BATH: Boasts a King size bed and en suite bathroom with shower/tub combo.
>2ND FLOOR GUEST BEDROOM 1: King size bed and en suite bathroom with walk in shower.
>2ND FLOOR GUEST BEDROOM 2: Queen size bed with en suite bathroom with shower/tub combo.
>2ND FLOOR GUEST BEDROOM 3: 4 twin beds in the form of bunk beds
>HALF BATH: On 1st floor off of the laundry room hall.

AMENITIES: Linens and Towels Included. Propane fire pit. Electric BBQ. Patio seating. Plenty of off street parking for 4 cars. Washer and dryer.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There is plenty of off street parking in our driveway for 4 cars. The garage is not included in the rental.

LAUNDRY: We offer a set of washer and dryer off of the kitchen. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just outside the door is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. Contact me for lots of insider local recommendations on what NOT to miss!

BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated 10-12 min from Vilano Beach! You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry.

SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). * IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

There is so much to explore in the neighborhood!

Just a few minutes walk north is historic King Street, where you can explore the most beautiful college campus in all of Florida, Flagler College! Just a block away is St. George Street, which is known for it's amazing shopping and restaurants! Nearby, picturesque Aviles Street is an art-collector's dream! Also located in this area are most of St. Augustine's special event venues like The Lightner Museum, The White Room, The Treasury and The Government House. I am more than happy to give recommendations. You will have an amazing time!
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are long term tenants living in the house behind the home you've rented. We ask you to be considerate of the tenants in the other house by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.

The garage and the owner suite located behind the main house are not included in the rental.

The owners do not live on site as their primary residence but may choose to stay on site in their separate owner suite and park their vehicles in the garage at any time.

Pack N Play Available Upon Request with 48 hours notice.

Pets are not allowed at this property.
