The home is styled in what we like to call a coastal cozy vibe, the thoughtful layout and décor was curated with the intention of being warm and inviting, to create an atmosphere for connecting and bonding with your loved ones. With plenty of space to spread out, and an open concept on the second floor for gathering. Casa Comares is equally perfect for relaxation and bonding.

Casa Comares is equipped to accommodate guests who work remotely. There is a dedicated desk on the second floor and the home is equipped with high-speed internet. Don’t worry about the kids, the space on the first floor can be closed off to reduce noise while they watch a movie, play on the X-Box, or enjoy the back yard.

First Floor:
*1 Bathroom: Full bathroom with walk-in shower.
* Laundry Room: Massive laundry room with washer, dryer, and beach towels.
* Shared Space / Bunk Room: With a functional door for privacy, this room boasts a twin bunk bed, a super comfy sofa that can pull out to a full-size bed, a papasan chair, big screen TV, X-Box, and access to the backyard with seating and a propane grill.
Garage: I am so sorry, but our guests do not have access to the garage, it is used for owner storage only.

Second Floor:
* Living Room: Open concept with a large ultra-comfy sectional sofa, big screen smart-tv, desk with chair.
* Dining Room: Open concept with large dining table, bar seating, and access to the patio area.
* Kitchen: Open concept with all utensils necessary to cook a gourmet family dinner. Appliances include, a refrigerator, microwave, Keurig coffee maker, drip coffee maker, dishwasher, stovetop, and oven. ** Live Like a Local!: Our generous owner provides each guest with a bottle of wine from local winery San Sebastian, sangria mix from local restaurant The Columbia, and coffee from local roasters Kookaburra Coffee!**
* Patio: Spacious patio with tons of comfortable seating! Perfect for gathering, quiet reflection with a cup of coffee, or a glass of wine and a good book.
* Guest Bathroom: Full bathroom with hallway access. This bathroom has a shower/tub combo.
* Bedroom 1: Our master bedroom has a King size bed that is sure to provide you with a peaceful night sleep. This room also has a sitting area, TV, walk-in closet, pack-n-play, and en-suite bathroom with walk-in shower. A perfect oasis to recoup between adventures.
* Bedroom 2: Bedroom 2 has an ultra-comfortable Queen size bed, large mirror, closet, and a sitting area.
* Bedroom 3: Bedroom 3 has an ultra-comfortable Queen size bed, closet, and reading lamps.

The team behind Casa Comares, Euphoria Vacation Homes, would like to ensure all your vacation needs/desires are met. If you have any special requests, please contact us! We love making dreams into reality!

* Linens: We provide pillows, linens, and quilts. We provide 1 set per bed.
* Towels: We provide 1 towel and washcloth per guest on your reservation, we provide a few hand towels and make-up towels per bathroom, and we provide kitchen towels. (Please let us know in advance if you feel your party will require any additional during your stay, additional laundry charges may apply.)
Bathroom essentials: Shampoo, Conditioner, Body Wash, and Hand Soap are all provided a filled prior to each stay.
* Kitchen essentials: Ketchup & mustard (please leave bottles in the refrigerator), dish soap, hand soap, surface cleaner, glass cleaner, and oven cleaner.
* Starter Supplies: These are limited supplies that are provided to ensure you can get in and settled before rushing to the store. Toilet paper (approx. 2-3 days’ worth), paper towels (1-2 rolls), coffee pods/grounds, coffee filters, laundry pods, dish pods, and dryer sheets.

There is parking for 4-5 vehicles (no trailers or RV's allowed).
Entire space is included in this rental, except the garage and a downstairs closet. A smart lock is located on the right side of the house and the code is unique to every guest. Please make yourself at home!
The Davis Shores neighborhood is a residential one but surrounded by lots of amazing local mom and pop stores and restaurants! The proximity to downtown and the views as you walk over the bridge are unbeatable!

Walk to all of our favorite local spots: Black Fly Restaurant, The World-Famous Conch House Restaurant, Osprey Tacos, Mojo's Tacos, Gas Restaurant, Grower's Alliance Coffee, Llama Restaurant, Whetstone Chocolates, Yoga Studios, Mellow Mushroom, and MUCH more!

You are just 2 minutes (1.3 Miles) from The St. Augustine Amphitheater, Northeast Florida's premier concert venue! Farmer's Markets are also held here on Saturdays.

This home is a stone's throw from the Alligator Farm, Lighthouse Park, and Anastasia State Park!

Bike rentals are available in the area, and we'd love to connect you with a local vendor who will even deliver/pickup right to our home!
We suggest renting a car for your stay. Bike rentals are available in the area. Golf cart rentals/ bike rentals are available in the area.
Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Pack N Play Available Upon Request with 48 hours notice.

Dogs are not allowed in this property.

QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. You may use your inside voice, outside, during these hours.

FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge.

LATE CHECKOUTS/EARLY CHECK-INS: If we can accommodate, a $25/hour charge will automatically be added to your reservation. We cannot guarantee availability, and you must request these services in advance and gain approval. If you stay do not have approval and show up early/ stay late, a fee of $100/hr will be assessed, with a 1-hour minimum charge and additional hours will not be prorated.

VAPING/SMOKING: Vaping/smoking is not allowed within the property. You may smoke outside in the driveway only away from any entry points. Dispose of butts in outdoor trash bins only. Lingering smell caused by smoking/vaping will incur a minimum penalty of $500. Cigarette butt cleanup is not included in your cleaning fee and will incur an additional charge of $100/butt.

NO DRUGS: llegal drugs are strictly prohibited, this includes marijuana (prescription marijuana falls under the same guidelines as vaping/smoking).

UNDERAGE DRINKING: Underage drinking is not allowed.

NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine if our septic specialist determines that the cause of the drainage issue was caused by you/your party.

PARKING: Follow parking rules that will be provided with your check-in instructions.

MINIMUM AGE: The minimum age to book this home is 21, add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian.

PRIMARY GUEST: The primary guest on the reservation (name of guest/payment account holder) must be present for the duration of the stay. If you are renting the property for someone, for any reason, you must book the reservation under their name, and they must pay for the reservation with an account in their name. There are many outside resources to assist with

NUMBER OF GUESTS: Please ensure that your guest count is correct. Having the correct guest count helps our team prepare for your stay, any requests for additional linens/supplies due to incorrect guest count will incur an additional charge. The maximum guest count per property is strict, if you have more guests than the maximum allowed you will be asked to vacate the premises and no refund will be issued.

DAMAGE: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay. This fee acts as insurance for minor damages and each coverage tier is associated with a maximum coverage amount. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). * IMPORTANT: You must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc.) is not the max that you are responsible for. If damage exists beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

CHILDREN: While we allow children, the home is not child proofed. Guests with younger children use the home at their own risk.

CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. These are for your and our security only.

LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.

HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property.

CHECKOUT: Checkout procedures must be completed; a detailed list is available upon request and will automatically deliver 24 hours prior to checking out.

HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests.

EXTENDED STAY: You are not permitted to establish or consider this vacation home as a permanent residence. Use of this address to obtain residency documents such as a driver’s license, will be reported and legal action will be pursued.

E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
