THE SKINNY: This brand new vacation rental is located in the heart of Davis Shores on Anastasia Island in historic St. Augustine, FL, within walking distance of downtown in about 10-15 minutes! This home is paradise, with sunny views of the plunge pool and waterfall from the living room and kitchen. The electric fireplace in the living room is lovely all times of the year! There is plenty of outdoor seating to enjoy our wonderful weather, and the neighborhood is home to many St. Augustine locals so it is very quiet and safe. Just a 5 minute walk to Nature We Trust for coffee and smoothies, Old Coast Ales for a beer, Osprey Tacos for lunch, Black Fly for an upscale dinner, and much more await! Soak it all in! Enjoy a quick drive of just 5 minutes to the local St. Augustine Beach Pier Park beach access or drive on (with 4 wheel drive capable cars) at A Street!

THE PROXIMITY: Most of my favorite local hot spots are in this part of town are within a 15-20 minute walk, a quick bike ride or short drive of the front door! To name a few: The St. Augustine Lighthouse, The Alligator Farm, Mojo's Tacos, Nature We Trust, Creative Juices, Gypsy Cab Co, Fresh Market, The Village Garden Food Truck Park, Surf Station and Linen and Waves (shopping), antiques and furniture stores, and you're just a stones throw from the very heart of downtown St. Augustine. To the south of St. Aug is a highly popular area of Palm Coast, with nearby Marineland, a great place to indulge in outdoor fun as well as golf at The Hammock and the drop dead gorgeous preserve of Washington Oaks State Park, a must-visit! This home is also drive-able within 45 minutes best parts of prime Ponte Vedra for golf and shopping! US1 and A1A are our main commercial corridors, equipped with shopping, groceries and restaurants of all kinds. This home is less than 10 minutes from Publix grocery store.

THE SPACE: The home sleeps 8 comfortably in 4 bedrooms with 1 King bed, 1 Queen bed, 2 Twin beds and 1 twin with a twin trundle bed that can be converted to a King bed. The kitchen is equipped to service your whole group and cook together for a great night in! Enjoy the propane fire pit and two BBQs (charcoal and propane). The TV's are Smart TVs, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. Linens and towels are provided.

THE LAYOUT: This home has a solid 4 bedroom / 2.5 bathroom layout.
Primary bedroom and Bath: Located on the 2nd floor, there is a comfy King size bed and en suite bathroom with walk in shower.
2nd Bedroom: 2nd floor. Queen size bed and en suite bathroom with shower tub combo and hallway access for those staying in the 3rd bedroom.
3rd Bedroom: 2nd floor. Two twin beds.
4th Bedroom: Ground Floor. Twin daybed with pullout a pullout twin trundle bed. You can request in advance the beds to be set up as 2 Twins or 1 King.
Half Bathroom: On the ground floor.
Bathrooms are outfitted with 2 rolls of toilet paper each, soap, shampoo, conditioner and body wash. Towels are provided.

AMENITIES: Plunge pool. Pack N Play. Electric fireplace. Games and Books. Dedicated workspace with a desk and chair. Plenty of outdoor seating. Linens and Towels Included. Smart TVs throughout. Propane fire pit and two BBQs. Off street parking for 4 cars. Washer and dryer.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PATIO DECK: Adjacent to both the living room and kitchen, this patio has a lovely plunge pool, a pool lounger and lots of outdoor seating! It is just perfect for enjoying the sunrise with your morning coffee or sipping on a little bubbly in the evening while enjoying the ambient sounds of the waterfall.

PARKING: There are 2 parking space in our driveway and 2 in the garage Please avoid parking on the street as it is not allowed except for full time residents.

LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 3 minute drive or a 10-15 minute walk over the famous Lion's Bridge is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. Pier Park is just a 5 minute drive to park and walk on. You can also drive to one of the public beach accesses at St. Augustine Beach or Crescent Beach to drive on or park and walk on.

TURN IT UP: Want to live on the edge? Local adventures abound! There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

* SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $149. This fee acts as insurance for minor damages and covers you up to a max of $1500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). * IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

NOISE LEVELS: There are long term tenants living in the house behind the home you've rented. We ask you to be considerate of the tenants in the other house by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am.
