Countryside guesthouse - pool, tennis, fast WiFi & pizza oven

You'll have private use of the tennis court and the 5m x 10m saltwater swimming pool which is heated approx mid-April to end-Oct. A BBQ is also available (please buy briquettes) as is a professional pizza oven.

I provide the following items, many of which are not provided by other hosts: beach towels and mats, a cooler box and ice packs, ice for drinks, hand soap, paper tissues, dish-washing liquid, toilet roll, shower gel, kitchen essentials.

Second guesthouse

A second guesthouse 150m away may be let to other guests but - unless the two are booked together under a separate, combined listing - will not include access to the pool, tennis court, BBQ or laundry. It is therefore just a base from which its guests may explore the island. While all guests (and the owner!) will access the property via the same front gate, the presence of the other guesthouse has no adverse impact on those using the one in this listing.

Cleaning charge

I offer my guests the option of paying for cleaning (75€) in ******** at check-in rather than paying more (112€) via the platform when booking. Before accepting your reservation, I will confirm which of these options you would prefer. Apart from the saving, the other advantage of paying at check-in is that you will not lose the cleaning fee if, for some reason, you have to cancel your booking.

WiFi

The Internet connection uses 5G technology and is fast (50Mbps) which is ideal for streaming as well as less data-intensive activities.

Heated pool

I heat the pool with an air-source heat pump approx mid-April to mid-October during the hours 22:00-10:00 where the pool water is below 25°C the previous evening. The heat pump raises the water temperature by up to 4°C in the 12 hour period. The actual temperature increase depends on the ambient air temperature because (a) the cooler the air, the more heat will be lost from the pool and (b) heat pumps cannot run at all if the air contains insufficient latent heat.

Generally, using the heat pump means - though does not guarantee - that the pool is warm enough to use (and it will obviously be warmer than it would have been without the heat pump!)

The heat pump can be used 10:00-22:00 for an extra charge of 1.5€/hour.

Tennis kit

You may borrow my tennis racquets and (used) balls or bring your own.

Drinking water

The water supply to the house comes from a bore hole and it is safe for brushing teeth and showering and also to drink when boiled (such as for tea and coffee). However, guests requiring water to drink cold are strongly advised to purchase bottled water which is cheap and ubiquitous.

Gardening

My gardener comes once a week (usually on a Sunday) between 09:00 and 18:00.

Taxes

For nights during the months of May-October, the local "ecotax" of 2€ per night is payable in ******** on arrival for each adult of 16 years and over. For longer stays, the rate drops to 1€/night from the 9th night onwards. Ecotax is 75% less than the above during November-April.

Heating/fireplace

The aircon also heats and may be used at no additional cost.

Guests may also use the fireplace. I charge 10€ for a large tub of firewood (enough for 1-2 evenings) with kindling and newspaper to get the fire going plus a one-off charge of 10€ per stay for cleaning the fireplace (if used). Guests may bring their own firewood, kindling etc if they prefer.

Extra guest

If your booking is for one or two people, a max of two people may stay each night within the cost of your booking. If a third guest stays overnight, there is an additional charge of 30€/night plus tax.
