About the Place

Welcome to my charming one bedroom, one bathroom home in the heart of San Diego! This space is connected to the back of my duplex, but guests have their own private entrance and outdoor area to enjoy as they please. When staying here you’ll see how convenient the central location is for exploring all the amazing places San Diego has to offer.
Enjoy this completely redone home with its own private outdoor space in the heart of San Diego; minutes from the Historical Gas Lamp District, beaches, the iconic Coronado island and bridge, Balboa park and more. The bright interior of the home features an open floor plan, central AC, large windows bringing in natural light and modern upgrades. The living area doubles as an additional sleeping area for parties of 4, and, is also a great spot to wind down and watch television or play board games. The kitchenette displays white cabinetry, quartz countertops, and all dish/glass/cookware needed to make your stay comfortable. Please note that there is NO stove/oven in this home. The updated bathroom flows into the cozy bedroom where you can escape for the evening and enjoy your own personal AC unit, if needed. Outside, you will discover a large entertaining space complete with tea lights, a fire pit, dining table, and turf to enjoy. Plus, enjoy easy access to hiking trails in Balboa park and more. Our neighborhood is just on the outskirts of East Village and South Park; both beautiful and unique spots. Situated between three major freeways, near popular areas like Downtown, North and South Park, and Coronado, this home is the perfect home base for your next San Diego adventure.

We enjoy heading down to grab ramen at 'Tajima' or a pizza from 'Basic.' You are moments from Coronado which has our favorite morning munchies at Clayton's Coffee Shop or our preferred noontime Acai bowl from Parakeet Cafe, after which you can't miss the historic Hotel Del Coronado.

While our first priority is ensuring our guests enjoy their stay, we have an equally important commitment to the safety and well-being of our neighbors and community. Please review all the house rules listed below prior to confirming your reservation.

While we hope to never encounter this scenario, by confirming your reservation, you are acknowledging that your reservation can be terminated mid-stay for violating any of these rules. If everything is agreeable, great! We can’t wait to welcome you and do everything possible to make sure you have an amazing stay.

DURATION
Check-in is 4:00PM or later unless other arrangements have been approved by the host.

Access instructions will be sent through the booking platform the morning of your stay only after the guest agreement has been signed.
Check-out is at 11:00AM unless previously discussed. Guests shall vacate the unit at the end of its rental period.

If the housekeepers arrive on time at 11:00 AM and the unit is not vacated, guests will be charged $100 every fifteen minutes past 11:00 AM (pass through) for their delay. Guests who overstay their reservation prevent us from offering reservations with same day transitions and creates operational challenges for our housekeeping staff and for guests arriving the same day. We are equally committed to making sure the house is ready for your arrival as well.

GUEST
You must be at least 25 years old to reserve our property.

Guests who wish to make a reservation must have a completed profile on the booking platform, including an email, phone number, and a clear photograph of your face (so we know the person booking is in fact the person checking in).

NOISE
This home is located in a quiet neighborhood, and we participate in a community noise reduction program. Our NoiseAware technology monitors noise levels and occupancy to help us maintain a respectful atmosphere. If excessive noise or occupancy is detected, our software will automatically reach out to remind you of our quiet hours and rules related to noise levels. This technology respects your privacy and only monitors noise levels, not personal conversations or information. Thank you for your cooperation in helping us be good neighbors!

We have a zero-tolerance policy for noise complaints, parties or gatherings of any sort. Please respect our neighbors and keep noise to a minimum. QUIET HOURS are daily from 10:00PM-8:00AM.

Sound amplification devices, such as speakers, are never allowed at the home, and quiet hours (10:00PM-8:00AM) are strictly enforced.
The pool and jacuzzi are off limits during quiet hours (10:00PM-7:00AM) and any violation of these rules will result in immediate termination of your reservation mid-stay, without refund.

ADDITIONAL GUESTS, EVENTS, and GATHERINGS
We ask that all guests let us know in advance if they plan on having any visitors during their stay. You may not have additional guests or visitors unless previously authorized by the host.

Unauthorized additional guests/visitors will result in an unauthorized visitor fee of $250 per person.

If using party decorations, please do not use tape that will damage the paint on the walls, confetti or glitter in the home or backyard. If any tape, decorations, glitter, or confetti are found on the property following your stay, you will be charged an additional cleaning fee.

PETS
We allow a maximum of two pets and charge a $45 fee for each pet, per stay. Unfortunately, we do not allow cats at the property.

- No animals are allowed on the beds or any of the furniture.
- If you leave the property, your pet either joins you or stays in their crate.
- If there are any pet-related damages, you will be financially responsible for any repair or replacement costs.
- Please keep any barking or crying that will disturb neighbors to a minimum.
- Please do your best to clean up after your pet (fur in the house, waste outside, etc.) before check-out.
- We recommend bringing their own crate, bed, and food/water bowls.
- Guests who bring unauthorized pets onto the property will be responsible for a fine of $250 per pet, and any additional cleaning charges based on the cleanliness of the home at time of check-out.
- Animals are not allowed on the property unless (1) explicitly stated in your reservation or (2) they’re bona fide service animals required by law. Please note that even if there’s a no-pets policy, it doesn’t guarantee that animals haven’t been on the property before or that the property is free of pet allergens.

Guests who bring unauthorized pets onto the property will be responsible for a fine of $250 per pet, and any additional cleaning charges based on the cleanliness of the home at time of check-out.

Please note that even if there’s a no-pets policy, there have been service animals in the past. We cannot guarantee that the property is completely free of pet allergens.

DAMAGE
Guests are required to report all damage that occurred during their stay to the host via the booking platform, prior to check-out. We understand accidents happen, but guests will be financially responsible for any damage that occurs during their reservation that is not covered by the damage waiver.

Please do not remove any furnishings, equipment, or items from the unit, including any linen, dishes, or any other items from the unit. Guests will be liable for any additional costs, charges or expenses resulting from any damage, lost or stolen items, or excessive check-out cleaning.

SMOKING
Our property is 100% smoke free; including both private and communal areas, the unit itself, and any other public areas within the building and the communal property regardless of whether inside or out. You must be totally off of the premises and on public property to smoke. If you're a regular smoker and feel you'll have a hard time following this rule we kindly suggest you look into another property.
Evidence of smoking will result in a fine up to $2,000 for smoke remediation.

ILLEGAL ACTIVITY
No illegal activity or illicit substances are permitted on the premises: doing either will result in immediate eviction from the property, and may also result in law enforcement involvement.

SECURITY
This property implements video surveillance in outdoor public areas to ensure the safety and security of all guests.

FILMING & PHOTO SHOOTS
If you’re interested in utilizing the space for film, television, music video or photo/film shoots of any kind, please contact the host to discuss details, approvals, pricing, etc.

INSURANCE
Having operated throughout the pandemic, we recommend the booking platform's travel insurance for your reservation or booking with a credit card that has such a policy. In the event you need to cancel or alter your stay, the cancellation policy will be adhered to. Thank you for understanding.

PLEASE NOTE
Guest agrees to hold the Host harmless against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the guests in relation to the unit rental. Host is not responsible for lost or stolen items.
