All guests are required to sign and acknowledge adherence to all terms & conditions as well as house rules upon arrival. Proof of identification (driver’s license, passport, or government issued ID card), major credit card matching the booking name on file, and a signed copy of house rules form will be required from each traveler at check-in.

COVID-19 PROCEDURES

Temperature checks are currently required at check-in and masks are to be worn in all common areas. If you have been tested positive or have been in close proximity to anyone with COVID-19, please contact the property immediately to cancel or postpone your visit. Any guests who exhibit signs or symptoms upon arrival will be asked to find other lodging accommodations. We apologize for any inconvenience, but we place the safety, health, and well-being of all of our guests as top priority.

GUEST POLICIES
• No guests under the age of 16 allowed.
• Guests under the age of 18 are not permitted in the dorm rooms or private rooms unless accompanied by a legal guardian and a signed waiver will be required at check-in.
• No pets or animals of any kind are allowed. If you legally require a service animal, please call upon booking and provide legal documentation to ********
• No smoking allowed, except in designated outdoor areas.
• No personal sleeping bags, blankets, or pillows allowed.
• No food or drink in guest rooms.
• No non-registered guests allowed in guest rooms (shared or private).
• Be Kind - Rude, belligerent, unruly, or hostile guests will be promptly asked to vacate the premises.

MISCELLANEOUS POLICIES
•No-shows (Guest arriving 12 hours or more after scheduled check-in) will forfeit full amount of reservation (100% of reservation). Including taxes and fees.
•Group Sales cancellation policies will be handled in individual group contract terms and conditions.
•100% of reservation and booking fees are collected at time of booking.
•Reservation Date Changes:
-No Fee for date changes 5 days or more from the reservation check-in date.
-Subject to rate changes and availability.
-Date changes 4 days or less from the reservation check-in date will be treated as a cancellation. See above cancellation terms.

ENTRY & ACCESS CODE

You will receive a keycard at the time of check-in. This card will grant you unique access to all exterior doors, your designated guest room door, and your personal locker (if applicable) during your stay. If you prefer, we can share a mobile key that can be used through the JustIN Mobile app. Please contact the property prior to arrival if you would like to use this functionality for a touchless mobile experience.

RENTAL POLICY

Property owner(s) and hosts are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The property owner(s) and hosts are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

CHECK-IN: Check In 3 PM (or later) & Check Out 10 AM
Please understand that this is a strict check out time. We need enough time to ensure our next guests have the same level of experience and cleanliness. If you require a late checkout, a written request must be submitted to the front desk no later than 10PM the evening prior to checkout. A $25 late checkout fee will apply to any checkout after 10AM. Any guest who does not vacate their room after 2PM on date of checkout will be charged an additional full night rental fee for the bed or room in use.

MAXIMUM OCCUPANCY: Each listing specifies the number of occupants allowed in the bed or room booked. Under no circumstances should multiple guests be sleeping in a single bed in a shared room.

DAMAGE FEES: If any property damage or theft is detected during the guest’s stay, Modal has the right to request additional fees to cover the cost of the property in question. Please be respectful of the property.

EMERGENCY: In a life-threatening emergency, please call 911 and then contact the front desk via the ******** app message system or by calling the host number.

HOUSEKEEPING: Modal does not offer housekeeping services during a guest’s stay unless the guest is utilizing a private room for more than 7 consecutive days. Clean linens may be requested on case-by-case basis and additional fees may apply.

LAUNDRY SERVICES: Modal provides turnkey laundry services at $10 per load. Guests can request laundry services by contacting the front desk.

SECURITY CAMERAS: Security cameras are located at all entry and exit doors, as well as the common areas to assist in monitoring guest activities in accordance with the Modal house rules. There are no cameras in any guest rooms.

PARKING: Guests are allowed to park temporarily in the front of the property for loading and unloading luggage. Please be sure to move all vehicles to the back parking lot after unloading and display the parking pass from the rearview mirror.

CLEANLINESS: Please refrain from wearing muddy shoes, wet clothing, or bringing any other personal items that have extensive odors or dirt into the property. As a shared, communal property, we ask that all guests be respectful of each other and keep all luggage, clothing, and personal items in their designated locker or room.

QUIET HOURS: Please keep noise to a minimum between 10pm and 7AM. This includes both indoor and outdoor spaces.

NO SMOKING: No smoking inside the property – including vapes. Extra cleaning fees will be applied to remove odor and stains if smoking is detected indoors. Smoking is allowed on the small side deck and cigarette butts should be discarded in the designated canister.

DRUGS: If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged and guests will be required to vacate the premises.

NO PETS: Pets are not allowed. Bringing pets will result in an automatic $250 fine. Registered service animals allowed.

APPLIANCES: For fire prevention and safety, please do not leave any electrical/gas appliances switched on when they are not in use, or when you are leaving for the day. This includes fans, hair straighteners, blow dryers, and portable device chargers. Only use kitchen appliances for their intended uses.

FIREPLACE: Please do not throw any paper or other combustible materials in the fireplace or attempt to roast any food items.
