I aim to make your stay as convenient and comfortable as it can possibly be! In order to do so, I would truly appreciate it if you can follow these house rules.

This space is the host's full time home, however you are booking the 'entire place' during your stay - the host will be staying elsewhere, but nearby, and every effort will be made to ensure you aren't disturbed during your stay. The host reserves the right to access the property at any time during your stay.
Vineyard Manor is a NON-SMOKING property, this is a building-wide expectation set by the landlord. There shall not be smoking or vaping (of any kind) inside the home. Extra cleaning fees to remove odor and stains may be applied. A $50 fee will be charged to professionally clean the listing of odor and stains related to smoking. A $75 fee will be charged to rent an ozone machine if the odor is noticeable after 24 hours. There is a balcony located on both the 2nd and 3rd floor at the rear of the building where (legal) smoking is permitted.
Wi-Fi is included for free during your stay. Tampering with modem, router, etc., downloading copyrighted material, and/or any other illegal or inappropriate online activity is not permitted under any circumstances.
Laundry facilities are located on the back (east) of the building on the ground floor. These facilities are coin operated. Host is not responsible for the function or cleanliness of these facilities, or for the provision of laundry detergent etc. The code for the laundry room door is 2416. Please be aware that this facility is shared with all other occupants of the building. Follow all posted rules and do not leave your items unattended.
If possible, please leave the bedroom doors open, and your blinds and curtains open while you are out and about. This allows the plants to get some sunlight, and allows for better air circulation/ventilation.
Host is not responsible for lost/stolen items.
Please acknowledge that there is some potential for noise as the area is well traveled and located very close to downtown hot spots. There are also several other apartments and businesses in the building. Please do your best to keep noise to a minimum between 10pm and 8am, as this is a building-wide expectation set by the landlord. The walls here are reasonably thick, but care must be taken during these hours not to disturb the other occupants of the building.
Please acknowledge that you will have to climb stairs - Apartment is located on the 3rd floor. There is an elevator on the north side of the building, but it is not always accessible or operational.
Parking in assigned areas only. The best place to park is the fenced lot on the south side of the building, but please take care to park OUTSIDE the motorized gate as you will not be provided with a gate remote during your stay. You may also park in the lot across Polk Street to the west of the building, this area is especially recommended if you have a large truck, trailer, moving van, etc.
Handicap accessible parking is located on the north side of the building.

Please be aware that the host is only responsible for the area inside the home. The rest of the building is maintained by the landlord and the host assumes no responsibility for the cleanliness or function of entry/exit doors, signs, keypads, elevator, building exterior, hallways, stairwells, etc.
You are welcome to wear shoes inside the home, but please check to make sure that they are free of moisture/dirt/mud/etc. A pad is provided by the front door in case you need to remove your shoes. An additional cleaning fee of up to $100 may be charged for stains/soiling that requires professional cleaning or equipment rental.
The thermostat is typically set between 70-75 degrees, and is not to be adjusted outside this range at any time. If you find the space is too hot/cold, please let your host know. The HVAC can be temperamental, and might stop working if handled incorrectly, you will be responsible for service/repair fees if you have tampered with the thermostat.
Please do not rearrange or move furniture as this could cause damage to furniture, carpet, walls, etc. Any/all damages will be billed to the guest directly.
Please do not use linens to remove makeup or clean spills, makeup remover towelettes are provided in the bathroom, please inform your host of any spills as soon as possible.
Please do not attempt to wash linens or towels, this will be handled by the host. Should you require fresh sheets, blankets, or towels, simply ask and they will be provided to you.
I’m happy to be able to offer freshly washed linens and towels for each guest’s stay. Damage to or theft of towels and/or linens will be reported and charged to the guest as follows:
Bath Towels => $10.00 each
Hand Towels => $5.00 each
Wash Cloths => $2.00 each
Bed Linens => $60.00 per set
Blankets => $50.00 each
Duvet/Comforter/Pillow Shams/Accent Pillows=> $120.00 per set
Entry door must remain locked both while you are home and away, but do not lock the top (silver) security deadbolt at any time.
Surveillance or recording devices present on property - There is an automated security system that records the living room and entry door. It is armed 24/7 for your safety and is monitored by the host. Tampering with, covering, disarming, or moving security equipment is not permitted under any circumstances. If you disable the security camera or interfere with its function, you will be asked to leave the property.
Keys must be returned upon check-out. You will be provided with 2 sets of keys, one located inside the self-check-in lockbox, and a 2nd set located on a hook behind the entry door.
Guests MUST declare additional guests and visitors, preferably prior to booking. Additional guests and visitors MUST be approved by the host. Undeclared guests, and visitors, may be asked to vacate the property at the host’s discretion.
If guests are found to have had a party, event, etc., guests will be responsible for extra cleaning charges and ALL guests will be asked to vacate the property.
If guests are reasonably suspected of carrying and/or using illegal substances/drugs of any kind, the authorities will be engaged, and guests will be asked to vacate the property immediately. This includes marijuana use, as it is NOT legal in Texas, and the presence of ANY illegal substance in the home could cause issues for the host, as well as the guest.
Guests are NOT permitted to bring firearms or weapons of any kind into the home under any circumstances, the authorities will be engaged, and guests will be asked to vacate the property immediately.
Meals are not provided; however, you’ll find that some cereal, oatmeal, eggs, milk, and some snacks are provided and can be found in the kitchen. If you are unsure if something is set aside for guests, please ask.
Coffee and tea are also available. For details on how to operate the coffee/tea maker, please refer to the house manual.
Should you require space in the refrigerator or freezer, please make your host aware of these needs at least 48 hours prior to your arrival if at all possible so space may be cleared in advance for you. Otherwise, please let the host know as soon as possible and space will be made if possible.
If possible, please wash your dishes after use, or load them in the dishwasher if it is empty, please do not add dirty dishes to the dishwasher if clean dishes are present inside. A drying rack and cleaning supplies are also provided for your use.
DO NOT use any utensil on the cookware (pots and pans) that might scratch the non-stick ceramic finish. Silicone and plastic utensils are provided for your use.
Please acknowledge that occasionally, there may be consumables such as condiments or snacks left behind by previous guests if they are unopened or not empty. I try my very best to ensure that stuff is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for consumables.
Since this is an ******** and not a hotel, and is also my home, please be respectful of the property and do your best to keep it clean before you leave.
