Welcome to Palm Place! This spacious apartment is in a very central location of Miami with many restaurants, bars, shops and entertainment just downstairs and steps away. Wynwood and The Design District are minutes away. The building has many luxe amenities to enjoy like a grill area, a heated pool with cabanas, a gym and a putting green. Come relax, venture the city or simply enjoy beach days in the sun, coming home to your home away from home at the end of the day.
This lovely apartment can host up to 4 people. Note: There will be a one time fee of $50 per guest. Spouses and minor children are counted as 1 guest. Credit cards are accepted. Parking Included

LOCATION: The property is just a short drive to Miami Beach, 8 minutes from MIA (35 minutes from FLL) and a short stroll to Miami’s Design District, a treasure trove of luxury fashion boutiques, edgy art galleries, and trendy restaurants.

CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing a few days before check in for availability. Self check in at the front desk.

BEDROOM: Features a King bed and spacious closet with a TV with firestick. There is also a work desk.

LIVING ROOM: Features ample seating and a queen sofa bed for 2 additional guests and a hammock with a smart TV.

BATHROOM: Features a shower.

KITCHEN: The kitchen is equipped with all you'd need to cook a meal in and a island kitchen seating for 4. There is a coffee machine as well as pots, pans and everything else you'd like in a kitchen for cooking.

AMENITIES: We include a beach umbrella and chairs for your enjoyment. There will be pool towels for use at our lovely heated pool with cabanas. There is a putting green, 24 hour front desk and 2 elevators. There is a BBQ area with great seating for spending an afternoon grilling outdoors.

Amenities Schedules
POOL: Heated. Open Daily from Sunrise to Sunset

GYM: Open Daily from 7 AM - 8 PM

BBQ: Open Daily from 12 PM - 8 PM

Putting Green: Open Daily from 12 PM - 8 PM

Access to the terrace and pool on the 5th floor.
BBQ Grill and Putting Green are on the 5th floor towards the South Side of Terrace.
Gym is located on the 6th floor.

BUILDING RULES: If your booking is for over 30 nights then we will send you a tenant evaluation form to be completed for the building. There is an application fee of $100, however, you will not have to pay the $50 building fee upon your check in. If your booking is under 30 days there is a one time fee of $50 per guest or family member that is to be paid to the building front desk upon check in. Spouses and minor children will be considered as 1 guest. Credit cards are accepted and a photo ID will be needed for all guests. Any visitors staying past 11 PM need to be registered with the Building. Please message us any visitor names so we can add them to the system.

PARKING: The unit comes with covered garage parking. The garage parking clearance is 6’8".

PET POLICY: This is a pet friendly property. Pet fee: $150 per pet, regardless of breed or size. Pet weight and size restrictions may apply, please check with us.
1. All pets must be registered with the condominium association management office.
2. No more than two (2) domesticated pets (dogs, cats, cage birds and/or aquarium fish). Total maximum combined weight permitted is one hundred twenty (120) pounds.
3. Pets are only allowed in the common areas for ingress and egress purposes. Pets shall only be in the hallways of the building, elevator and lobby as a means of direct ingress or egress to and from its Owner's Unit.
4. All pets must be on a leash at all times.
5. Pets are not to cause nuisance to any surrounding neighbors. This includes excessive barking within the unit or in any of the common areas.
6. Pets are not to be left unattended on balconies, terraces, and/or patios.
7. Unit balconies, terraces, patios are not to be used as a pet waste facility. Do not sweep any feces off your balcony and this is a nuisance to all below neighbors.
8. Pet owners are responsible to pick up all waste/feces caused by their pets and dispose of it immediately. This includes both the exterior and interior of the building such as the elevator, lobby and/or corridors. Management has installed doggy stations for the convenience of all pet owners.
Please note that Midblock Miami Condominium is currently a "Pet Friendly" community. Violating any of these Pet Rules and Regulations may result in a fine, but may also cause the board to reconsider the current pet restrictions. Be courteous to your neighbors and other residents in our community.

To register your pet with the building, fill up the front desk form. Along with this form, the following items MUST also be included:

PACKAGE HANDLING POLICY: There is no Mailbox key access. However You can order packages to be held at the front desk for you as long as a mailbox key is not required. Package retrieval and lost packages are the guest's responsibility.

EXTRAS: We offer concierge services to our guests, so if you'd like to book a service like a boat, a chef or a massage you can let us know and our concierge can arrange this and more for you. Please note that these are local, third party services that the managing host is assisting to arrange, and is NOT affiliated with the property owner. By booking any of the available add-ons the renter understands they are not affiliated with the property owner, and the guest/renter agrees to release, indemnify and hold harmless the property owner for any and all claims related to any third-party activities.

PROVISIONS: We extend a welcome with various essentials for your convenience, such as an ironing set, laundry facilities, a portable crib for the little ones, complimentary WiFi, and Smart TVs catering to your favorite streaming platforms like Netflix. On display are toiletries, linens, and towels to enhance your comfort. However, we humbly point out that washcloths or kitchen towels do not form part of our linen service.

GUEST SCREENING: You may be required to follow a check in procedure for security and fraud prevention purposes that will verify your identity, payment method and booking prior to receiving your check in instructions. Once you pass the screening process your booking will be confirmed.

WHAT TO EXPECT: Aspiring to cultivate a wonderful stay we have anticipated your needs, stocking fresh linens, towels, essential toiletries, fundamental cooking utensils, and pantry basics (like olive oil, salt, etc.). If you intend to prepare a meal or require specific items, the House Guide stands by with further details, beneficial advice, and comprehensive protocols for guests.

WHAT TO DO WHILE YOU'RE HERE: Whether you're visiting during the busy summer arts festivals or during fishing season, you'll find plenty of things to do. We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions.

EXTRAS: We offer concierge services to our guests. Wishing to rent a boat, engage a chef, or book a massage? Our concierge can arrange these and more upon your request. We would like to clarify that these local, third-party services are facilitated by the managing host and bear no connection with the property owner. The booking of any optional add-ons signifies the renter's agreement to absolve the property owner of any claims related to these third-party activities. We are pleased to arrange housekeeping during your stay, upon request, and at your cost. We reserve the right to assess fines for excessive cleaning, trash removal, and property damage.

SAFETY: Our commitment to your wellbeing manifests in our adherence to all CDC cleaning and sanitation protocols. You can rest assured, as our dedicated team undertakes thorough disinfection measures in the unit. Surveillance cameras safeguard the property's exterior.

OBSERVATIONS: We enforce a no-smoking policy on our premises, and we humbly request consideration for our neighbors by maintaining a low noise level post 10pm. Violation of house rules or noise complaints may result in a cancellation and no refund. Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property.

CLIMATE AND BIODIVERSITY: Our property nestles within a region offering year-round tropical conditions. Do remember to apply sunscreen and stay hydrated amidst the occasional bouts of tropical warmth and humidity, as well as potential rainstorms. We celebrate the rich biodiversity here, inclusive of diverse flora, reptiles, bugs, and more. Despite our frequent inspections and monthly pest control, you might encounter these native "visitors". We assure you of our ongoing efforts to regulate and control their presence.
You will have access to the whole apartment and all building amenities.

OTHER THINGS TO NOTE:

* Hours allowed for visits: 8:00 am to 11:00 pm. If you have a guest that needs to stay past 11PM please reach out to us so we can register them with the building.

* You will be given the check in instructions 24hrs prior to your arrival, and the check out instructions 24 hrs prior to your departure.

* vehicles must not exceed 6.8 ft.
Midtown is special because it's all a brand new development so the restaurants and apartments are very modern and new. There is so much dining variety within walking distance and with parking being so convenient you can drive to the beach in 5 minutes. The airport is just 8 minutes away as well.
There are so many options, from the free trolly, to uber and with parking included, you can easily drive anywhere as well. There are 3 public bus lines that pickup in midtown as well.

GUEST COUNT: Please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
