Vacation like a King on Kingston Avenue, in our beautiful 3-story beach house just one house over from the Beach and Boardwalk! Our iconic beach block home is sure to provide safety and comfort to your family and friends looking for a relaxing beach getaway! We are located on the best beach in AC and just 1 mile from the Tropicana Casino - the perfect balance of peace and night-life. Our street is fully residential, quiet, and is in the best neighborhood in Atlantic City!
Our home spans 3-stories. Walk inside to be greeted by our open living/dining room featuring family dining table, comfortable couches and working gas fire place! Our 5 bedroom 2.5 bathroom home features a spacious open concept with a front porch perfect for barbecuing and relaxing. The home is equipped with high-speed Wi-Fi and a smart TV for your enjoyment, all located at the ideal AC location! Unlike most homes, we give you everything you need except food and clothes. Our kitchen is fully stocked with everything you may need to cook , and includes a second dining area, a TV, and an Alexa. The ground floor also includes a half bathroom! Brand new LVP floors!!

Our second level features 3 bedrooms with access to two additional balcony's on both sides of the home, as well as a full bathroom. Our third floor features two bedrooms, including the stunning master bedroom and en-suite master bath with working sauna room!

The bedrooms and bed count are as follows:
Bedroom 1: Queen Bed
Bedroom 2: King Bed (water bed!)
Bedroom 3: King Bed (master bedroom)
Bedroom 4: Queen Bed (couch pullout - this combines as a workout room)
Bedroom 5: One Twin over Full bunk bed, One twin bed.

PLEASE NOTE: This is NOT a party house. If you are coming to AC to have a party, DO NOT book our home.

Parking:
We have two garage spots available for you. ** Garage does not hold over-sized vehicles**
All other parking is free-on street with a parking permit. ** You cannot park on our side of the street, nor on the curbside in front of the house.**

** Sleeps 1-10.

** Bonus sleeping space is available with a queen-sized air mattress

** Linens and towels included.

Entire Home!
The Kingston beach block is one of the premier blocks in Atlantic City. Our street is the home of exclusive and lovely vacation homes all with direct access to the beach. This is an ocean-block home in the Lower Chelsea District of AC. This tight knit community makes for a family friendly and kid safe neighborhood. This beach block is breath taking and is sure to transport you to a whole new vacation world.
For travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50), and Uber/Lyft which will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!
IMPORTANT!!!
THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:
Bed linens
Bath towels
Hand towels/rags
Shampoo + conditioner & body wash
Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

** We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

Parking Notice: We have two garage spots available for you. ** Garage does not hold over-sized vehicles** All other parking is free-on street with a parking permit. ** You cannot park on our side of the street, nor on the curbside in front of the house.**

SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

GRILL POLICY:
We provide one grill for our guests to use. Our grill is the black one closest to the home. Please don't forget to turn off the propane when you're done.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you! However, please note that a $25 shipping fee will be charged for this service. Additionally, we kindly request that you refrain from ordering packages during your stay. If you do receive any packages, please remember to pick them up as soon as possible so they are not forgotten!
