Tons of character and truly an experience! Outdoor dining planned and major landscape improvements planned next Spring if this generates the same income as this home did unfurnished. Previous tenants were doing too much damage so trying a different way.

We have other fully furnished Smarthomes available not listed yet -
So contact us if you are not finding what you need from our current inventory.

Typically our homes are rented to traveling professionals on 3 month stays - so everything you need is in the home including the iron & ironing board and even down to a hair dryer. We are now allowing nightly & weekly stays but will always welcome longer occupancies.

The rental rate decreases with the longer you stay. Discount varies on each type of home.

Refundable Security Deposit is required but only charged if there are damages, excessive cleaning &/ or items missing. Unfortunately - this platform does not allow a different security deposit for nightly stays versus monthly stays (which it should so we have to plan for monthly stays).

We do have a $175 utility limit on our monthly rentals - $50 gas, $50 electricity, $55 water + sewer and $20 for garbage. If your usage exceeds that - we will bill for the difference.

We do ask that you tidy up the home at move out and pull off the linens and towels and please put in the hamper.

We do our best to keep our homes spotless and in order to do that - we do ask that you return the home clean and in the same condition received it when you moved in so it is ready for the next guests coming in. We do clean between all guests and deep clean the homes often.
Full access to the whole home. Front yard is fun to watch passerbys as the bike path is right out front.

Plenty of space to relax in or take a walk in almost any direction for parks to play with kids/pets. Please be sure to pick up after your pet though.

Long term stays are welcome.

I ask that you please leave the home as clean as you received the home as I need your help to keep offering my place for nightly stays.

Please clean the housewares you used before vacating the home as there is a dishwashers and dishwashing pods under the sink (watch little ones with these as they look like candy).

And please put the sheets in the wash for me. Keep sheets and towels separate.

Thank you!
The bus stops up about two blocks or you can walk easily downtown and just wander down main street. There are several museums on Main Streets and a few Antique shops as well. Just let me know what you are looking to do and I can help you with your options. If you want to go to Crater Lake - the Crater Lake Trolley is a lot of fun! My guests rave about this option • See Crater Lake in a New Way!• Downtown is entirely walkable. Plus the Bus stops up two blocks if you don't want to drive! Crater Lake is only an hour away and you can rent bikes at Hutch's Downtown (plus even bike racks if you are renting a car)!
The bus stops up about two blocks or you can walk easily downtown and just wander down main street.

Klamath is very easy to get around - just be careful of the weird one way streets downtown. Before turning - see which way the cars are parked.

And feel free to text me if you have any questions!
This home is located in Klamath Falls, Oregon, United States. And very close to downtown and the local brewery plus many other places to eat.

A very rare trait of this area & mainly just in this neighborhood is that most of the home's are heated with geothermal hot water heat.

Unfortunately the well on these 5 homes over 4 city lots failed and the estimate was about $35,000 to put in a new well. Totally not feasible. So heat is gas now.

But it is a lovely area to walk thru. Head up the hill about 3 blocks and there are large parks all the way up and down Pacific Terrace. Close to Downtown and lots of fun - Martini Bar, Creamery (Brew Pub), Irish Pub, and a lot of Restaurants. Plus the Hospital and College are not far away!

Close to Klamath Lake, walking trails, Klamath Yacht Club and a Golf Course as well. Ross Ragland Theater is about 10 blocks down the street - catch a play or watch a musical!

This home sits across from the Klamath Union High School Football Field and it is located on the Main Road in to town. Also, across the canal, is the main train tracks for our town. No one in Klamath can escape the train noise as it goes right thru town.

If you are used to a quite country lane with no traffic - this home isn't for you. If you are a super sound sleeper or okay using ear plugs (like I do) and you are wanting to walk downtown to tour our Main Street or walk to the local brewery for dinner or bakery for breakfast, or several cafes for lunch or take in a museum or two or a few antique shops and then wander home - this home is for you.

There is a train crossing for the high school a block up the street. We do provide ear plugs in case you are a light sleeper.

The bugs you are seeing - they are not mosquitos.

They are just midges.

And they have no mouth so they can't bite you. :) - Supposedly they eat the mosquito larva so that is good. They are such a nuisance and I so do apologize. :(

I am having a problem with unauthorized guests. If you book for one - I will prep the Master King bedroom suite and lock the other bedrooms.

If you book for two - I will assume you are sharing the King Suite unless notified and lock the other bedrooms. I bill $35 per night for each unauthorized guest. My prices are setup for one person occupancy as this is our typical guest. Please honor my booking rules and book for the exact number of guests that will be occupying my home.

Please do not leave the doors open for an extended period of time as bugs can enter the home. There is a screen/storm door on the back door end all the windows in the bedrooms have expandable screens if you want to use them.

This home was built in the 1930s - so while this home is clean, the bathtub does not have a new porcelain look. It is now a beige color and it has normal stains from years of use. It is clean & sanitary and I use Magic Erasers on it regularly. But please do not expect it to be pearly white.

Please also note that we ask all guests to keep their areas of use free & clear of ice and snow and long term guests to water during the spring/summer months as we do not get enough rain to keep the landscaping & lawns healthy.

These are things that may not be done before your move in as I do them only a few times a year
And some I really hate doing like washing mini blinds. I am working on tossing those out and putting in sheer curtains instead. Much easier to keep clean.

And, if you are booking last minute - they probably will not be done as I will be spending my time getting the linens washed, restocking, cleaning + sanitizing and getting your breakfast & coffee items in place.

You may find dust bunnies under the furniture. I will be honest - if my Roombas do not fit under it, it will not be vacuumed under. I don't move furniture to clean. Most of it is too heavy for me to move anyways. But, luckily, the Roombas fit under almost everything. They aren't so great in tight corners though.

You will not have central forced air conditioning. No one up here has that as homes were not built with it. We've never needed it as it is only hot a few weeks a year. However, I am putting in window air conditioners to keep the Master bedrooms cool. I plan to put more in as I can save up funds.

You may find bugs. During mid-July to mid-September, we have massive amounts of midges. I will email you more on that but they only have 24 hour life spans and they are attracted to any form of light. So if you leave the lights on inside at night, you will have midges inside. They have no mouths but they do buzz in your ears sometimes which is rather annoying. You also may find Box Elderbugs if there is an Elderberry tree nearby. Again, I spray for these 2x a year but since I have put in the air conditioning units, they do make their way inside. They are just a nuisance as they do not bite or do any harm.

You may find cobwebs as we have a ton of bugs from July to September. I do spray and I use spider bombs several times a year. I can sweep for spider webs but they can be back within the day or even hour depending on the time of year and when I last bug bombed. You may find cobwebs on the outside of the home. During the summer, I rarely power wash the exterior as I have sprayed for bugs. I think keeping bugs out is more important.

Auxiliary rooms like laundry rooms, closets and basements may have cobwebs and may need updating. I have been working on upgrade my bathroom and the kitchen and making sure my beds and furniture are super comfy. Next I plan to work on landscaping and exterior painting. Then I plan to come back to my auxiliary rooms. I only have so much time and so much money to spend on improvements. I hope you can understand this. Our area has not had much prosperity and COVID has made that even worse. :( And homes in our area are older so don't expect perfection. But we boost some amazing scenery, huge open landscapes, fabulous curvy roads, an dark skies for star viewing and Crater Lake just can not be beat. It is a must see adventure.

You may find dust. We are a very rural and dry area with high winds in the evening. I can dust one day and it will be back the next. I have tried my absolute best to make it as comfortable as possible and I know you will enjoy your stay!

Please note that the garage is not available for your use or access. It will eventually be rebuilt from the inside out due to the how close it is to the property line & the alley. This will be done when it is not occupied and thus no inconvenience to you. But you are more than welcome to park in front of it or in front of the outdoor storage shed. That way 2 cars can fit on the property. The main access is in back off the alley and there is more street parking two houses up.
