One private bedroom in shared self service apartment for a traveler who wants comfort and safe place to stay.
You will have one bedroom with balcony, lounge area, fully equipped kitchen and beautiful bathroom are to be shared with another bedroom that is similarly rented out for tourists.

You will be welcome to use all common areas and facilities, but are also kindly asked to be respectful and considerate with other guests.
The whole apartment is strictly non smoking.
We expect our guests to clean and put things back after each use.
Safe residential area, near centre, conveniently connected with public transport.
It is very safe central and residential area- very near to Acropolis. Near touristic and business centre. Excellent connection with port, airport, city.
Koukaki is not exactly the gem for the architecture lovers, as it is really a very casual Athenian area, but it can boast with the central location and security. So it is best choice for those who look for safe and quiet place really near the centre.

Sygrou Fix metro and trolley bus stations nearby. Sygrou avenue with car rentals, many bu stops few minute walk away.
Trolley bus KOUKAKI station trolley buses 1, 5 and 15 connect with Syntagma, metro station Sygrou Fix. bus 40 takes to Piraeus (or tram 4 from Fix) and tram 5 takes to Glyfada beaches.
Bus X95 from/to airport runs 24/7 and bus 40 from Syntagma to ship port also 24/7.
If you wish a private driver- ask from us- we may be able to help with this.

* Also please note the check in (after 15:00) and check out (before 11:00 am). To provide good and thorough cleaning service we cannot always be very flexible with check in/out times, but we try to do our best to help our guests.
WE CAN NOT OFFER LUGGAGE STORAGE, as we do not have space for such service, and for security reasons we can not have people coming and going after their check in/out times. If someone comes 2-3 hours early and Tia is there, you may bring your luggage bit earlier..
When your flight arrives very early or late,
we recommend luggage storage in city centre- look our guidebook or ask us ;)
If you should have any questions or I can help you or make your stay more convenient, please do not hesitate to ask!
LATE CHECK IN is ok - but you must be not noisy- as we have other guests too!
After 12 at midnight you can check in only when you are very independent or you use our private driver services- this is for your and our comfort- to make sure that you can arrive to the accommodation safely and instead of being lost somewhere and calling us at night to ask advice or help. The cost is same as usual taxi, but the comfort level is priceless:) Please keep that in mind when booking.

Price is calculated by ******** depending on dates and number of guests you have inserted in your inquiry. Please check the calendar to see available dates and prices.
If the room is not available- feel free to check our other listings (always equal in quality, and sometimes even with better price)
Extra person costs 10€ per night and it is against our house rules to bring people in without booking accordingly.
Cleaning fee is one time fee for one time service- to provide you with freshly prepared bed and room, also to provide you with essentials in kitchen and bathroom. It is added to each booking. Please do not negotiate to remove or decrease it- we provide specific quality for specific price, you can see the positive result from our reviews.
** All possible changes and cancellations must be done here via ******** and according to our chosen policy (strict). We can not accept last moment changes in dates.

Before booking each guest confirms that they have read, understood and accepted to comply with all the following.
As we run this shared self-service accommodation and we are doing so with specific level of quality, here are helpful advice and rules for you and your neighbor to co-exist happily.

Each time you read a note or rule that you may think absurd- just imagine sharing apartment with a person who acts against that rule. That should make you understand why we say those things. You will see that most of it is just reminder of a common sense, but for official reasons we need to have them written down.

IMPORTANT NOTICE!!!! Firstly: By Greek law each guest will need to provide us with some basic details of theirs. These are:
Full name:
ID/PASSPORT number:
Nationality:
(and AFM (ΑΦΜ) for the Greek guests).

PLEASE INFORM US OF YOUR ARRIVAL TIME (you can check in independently any time after 15:00, but it is beyond helful if you let us know your approximate arrival hour!)

Please do provide this information right after making a reservation. Thank you!

Rest of the HOUSE RULES are to be followed DURING YOUR STAY:

** PLEASE KEEP IN MIND THAT ALL OUR COMMUNICATION IS IN ENGLISH AND VIA OFFICIAL CHANNEL (TO KEEP CLEAR RECORD) please do not add any of our staff members in your personal messengers. The phone number provided is to be used only in case of emergency.
** AS WE HAVE A NON SMOKING APARTMENT, YOU ARE KINDLY ASKED NOT TO SMOKE IN THE APARTMENT. Failing against this rule will result in cleaning fee of 150 euros.
** NO ILLEGAL OR IMMORAL ACTIVITIES ARE ACCEPTED, such cases will be solved by legal authorities following the valid laws of Greece.
** PLEASE make NO NOISE AND PARTIES. (Definitely no noise between 22:00 to 7:30 in morning and 15:00-17:30 afternoon)
** YOU are kindly asked NOT BRING OTHER PEOPLE IN THIS APARTMENT WITHOUT THE HOSTS PERMISSION. Extra person if allowed-costs a fee of 10 euros per night.
** BEFORE YOUR TRAVEL STARTS YOU ARE FIRMLY ASKED TO READ YOUR ITINERARY/HOUSE MANUAL CAREFULLY (or EVEN print it!). It contains important infomration about self check in. It is a good 10-15 min read. If that sounds difficult for you, please do not book with us.
** AS IT IS SHARED SELF SERVICE APARTMENT PLEASE KEEP COMMON AREAS CLEAN AND TIDY AFTER EVERY USE, SO THAT EVERYONE CAN ENJOY USING THEM.
** PLEASE TAKE INTO CONSIDERATION OTHER GUESTS WHO SHARE THE APARTMENT WITH YOU. (PLEASE AVOID NOISE AND IMPOLITE WORDS, WE DO NOT ACCEPT HATE SPEECH OR OFFENSIVE BEHAVIOR TOWARDS OTHER GUESTS OR OUR STAFF, DO NOT FORGET TO WEAR PROPER CLOTHES IN PUBLIC AREA ..ETC)
** PLEASE SWITCH OFF the AC and lights every time you leave the apartment.
** WE HOPE YOU WILL NOT, BUT IF YOU SHOULD ACCIDENTALLY BREAK OR BEFOUL SOMETHING, PLEASE LET US KNOW. BUT ALSO BE PREPARED TO COVER THE COST OF IT.
** WE TRY TO BE ALWAYS AVAILABLE FOR OUR GUESTS, BUT YOU ARE KINDLY ASKED TO RESPECT NIGHT TIME AS TIME TO REST AND RELAX. SO UNLESS IS IT SOMETHING REALLY SERIOUS, PLEASE RETHINK BEFORE CALLING AFTER 10 PM ;) (if you contact our emmergency line at night, keep in mind that you may need to call more than onCe or twice!)
** PLEASE NOTE THAT WE HAVE TECHNICIAN AVAILABLE ALLMOST ALL TIMES FOR DIFFERENT ISSUES, BUT DEPENDING ON THE ISSUE IT IS NOT ALWAYS FREE OF CHARGE (IF YOU HAVE CAUSED IT!). If there should occur problems with internet, water, electricity, then all issues will be solved as soon as possible, definitely within 24 hours or alternative accommodation will be offered.
** WHEN YOU HAVE ANY PROBLEMS OR QUESTIONS- PLEASE DO CONTACT US. WE DO OUR BEST TO HELP YOU. IF YOU DO NOT ASK, THEN WE DO NOT KNOW. AND WHEN WE DO NOT KNOW- WE CANNOT OFFER OUR SOLUTIONS. Always contact us via official channel.
** WE CAN NOT NOT OFFER LUGGAGE STORAGE OUTSIDE OF THE TIME FRAME OF YOUR VALID BOOKING. (LUGGAGE STORAGE INFO AVAILABLE IN YOUR ITINERARY and in apartment)
** LATE ARRIVAL IS OK * check the time frame of check in for the property you have booked, BUT WHEN ARRIVING LATE YOU WILL NEED TO BE EXTRA INDEPENDENT, FOLLOW YOUR INSTRUCTIONS PRECISELY AND BE QUIET WHEN YOU CHECK IN.
** When you arrive, PLEASE ALWAYS MAKE SURE THAT YOU ENTER THE CORRECT ROOM- IT NEEDS TO HAVE YOUR NAME AND/OR THE correct NAME(NUMBER) OF THE ROOM. IF YOU SHOULD OCCUPY WRONG ROOM, THEN YOU WILL NEED TO COVER THE COSTS INVOLVED (CLEANING FEE, REFUND TO OTHER GUESTIF THEY CAN NOT ACCESS THE ROOM ETC). Please ask question if you are cofused.
** YOU ARE TO USE AND ENTER THE ROOM YOU HAVE BOOKED WITH PUBLIC AREAS OF APARTMENT, YOU CAN NOT ENTER AND ACCESS THE OTHER PRIVATE ROOMS.
** ALWAYS KEEP YOUR own KEY SET WITH YOU WHEN OUTSIDE OF APARTMENT! !! (not the one in box! The one you find on your rooms door)
** WE HAVE AUTOMATIC CHECK IN SYSTEM WITH A SAFE KEY-BOX. (DETAILED INFORMATION PROVIDED IN YOUR ITINERARY-its simple yet safe system PLEASE READ IT CAREFULLY)).
** KEY IN KEY BOX IS TO BE USED ONLY ONCE, WHEN YOU FIRST ENTER THE APARTMENT, WHILE YOUR STAY YOU WILL HAVE YOUR SET OF KEYS TO USE. YOU FIND THEM ON YOUR ROOMS DOOR WHEN CHECK IN, AND YOU LEAVE THEM THERE WHEN YOU CHECK OUT. Please read your instructions and send us message if something is confusing.
** IF YOU SHOULD REMOVE THE KEY FROM KEY-BOX OR DO NOT CLOSE IT PROPERLY- THE COST IS 100€ (as it will cause a lot of emotional and financial stress for us!)

** WE HAVE STRICT CANCELLATION POLICY, WE CAN NOT ACCEPT LAST MOMENT CHANGES NOR CANCELLATIONS. On some unexpected and more serious cases your travel insurance will be able to help you according to their terms and conditions.
** TO KEEP EVERYTHING SAFE AND CLEAR- ALL COMMUNICATION IS DONE VIA ********. YOU WILL NEED YOUR VALID ACCOUNT AND BOOKING TO COMMUNICATE WITH US. DUE TO SECURITY WE WILL NOT ACCEPT COMMUNICATION FROM ANOTHER PHONE NUMBER OR OTHER ACCOUNT.
** WE DO ACCEPT MAKING RESERVATION ON BEHALF OF SOMEONE ELSE- BUT THEN THE PERSON WHO MAKES THE BOOKING IS 100 PER CENT RESPONSIBLE FOR THAT TRAVELER. THEY MUST FORWARD ALL HOUSE RULES AND INSTRUCTIONS TO THEM. IF THE GUEST MISTAKES AGAINST OUR RULES, THEN THE PERSON WHO MADE THE RESERVATION IS HELD RESPONSIBLE.

** PLEASE MAKE SURE YOU GET CORRECT ENTRENCE CODES- FOR SECURITY REASONS THEY ARE OFTEN CHANGED- THE CORRECT CODE MAY BE SENT TO YOU VIA MESSAGES- KEEP AN EYE ON YOUR MESSAGES AND MAKE SURE YOU HAVE THE CORRECT ONE (OR FORWARD IT TO THE TRAVELER (IN CASE YOU BOOK FOR FRIEND)!

** As it is a SHARED SELF SERVICE apartment, we have notes with advice and information available all over the house ("do"-s and "don't"-s, instructions etc), please do not take that as something negative.
