SMOKING: This is a non-smoking property. This includes leaning out of windows to smoke. Where it is found that you have been smoking, will be an additional cleaning charge to get rid of the smell. If you smoke outside the building please dispose of cigarette butts responsible and keep any noise to a reasonable level.
BEHAVIOUR AND NOISE: Remember that your new temporary neighbours are permanent residents, with this in mind, noise must be kept to a minimum especially between 10pm and 8am. If your behaviour causes distress to neighbours, you could be asked to leave with no refund.
GUEST NUMBERS: Only the people named on the booking form may use the property.
PETS: Small pets are allowed in the property. If there is evidence of an animal having been in the property without prior consent you will be charged.

• Pets are not allowed in bed, sofa or other furniture
• Please bring your own bedding for pets to sleep on and own water/food bowl, as guest crockery is not to be used.
• Do not leave your pet alone in the property at any time.
• Please ensure the property is left free on any pet hair or paw marks.
• If your pet is wet after a walk please dry him thoroughly upon entering the property.
• No more than 1 pet is allowed.
• In the event of any damage of any damage to the property or extra cleaning you will be charged.
BREAKAGES: If you break or damage anything you should inform us as soon as possible.

• Windows open
• Heating and switches all off except the fridge switch.
RUBBISH AND RECYCLING: The communal bins are located in Russell square and the Recycle bins in Regency road.
STAY GREEN: We encourage our gest to be kind to the environment by switching off light and TV when not in use. Keep the heating to a sensible level and try not to waste water. Leave all unused towels and linen folded in a pile, making it obvious to the cleaner that they are clean.
Avoid wasting water by making sure you have a full load each time you use the washing machine. Using a cooler wash cycle reduce the energy you use by up to 90%. Generally, using cold water is often better for your clothes
ACCESS: The owner or property manager may require access to the property during your stay due to essential maintenance. An attempt will be made to contact you before accessing the property, if we fail to get hold of you, we reserve the right to access the property without consent.
