This property is situated in one of the most sought after neighborhoods in St. Augustine (Lincolnville), walkable to quite literally EVERYTHING from bars and breweries to restaurants and cafes, all of the historic tours and sites!
THE PROXIMITY: Lincolnville's top spots - Dog Rose Brewery, Blue Hen Cafe, Ice Plant, Bantam Chef and Fish Camp are at the top of the list of our favs!
THE SPACE: The home sleeps 5 very comfortably! There are 3 beds and 1.5 baths. 2 queen beds in their own bedrooms and 1 twin day bed. The twin day bed is in a small open area that doubles as lounge area. The kitchen is equipped to service 5 people and cook together for a great night in! The TV in the living room is a Smart TV, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows.
AMENITIES: Linens and towels included. Jacuzzi spa/hot tub! Propane BBQ grill. Laundry machines are in the downstairs closet between the living room and the kitchen. Small balcony off the 2nd floor master bedroom with seating. 2 driveway parking spots. The kitchen has been outfitted with every appliance (except a dishwasher) and tons of cookware/bakeware/utensils, etc.
THE LAYOUT- The house has a solid 2/1.5 layout:
The bedrooms are all located upstairs, separated from the living area downstairs. There is plenty of room to spread out and enjoy!
UPSTAIRS MASTER BEDROOM: Queen bed with balcony and walk in closet.
UPSTAIRS 2ND BEDROOM: 1 Queen bed.
UPSTAIRS DAY BED: 1 twin day bed in a common area.
FULL BATHROOM: Located upstairs in the hallway between the bedrooms.
HALF BATHROOM: Located on the first floor off of the living room.
OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.
PARKING: ***** ATTENTION***** There is no street parking allowed whatsoever, no exceptions. The neighbors/neighborhood will ticket and tow. We have 2 off street parking spots in our driveway side by side. All additional cars must be parked in other designated paid public parking lots. Street parking is reserved for full time residents and this is STRICTLY enforced by neighbors and roaming city parking attendants.
LAUNDRY: We offer a laundry closet with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience.
HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 15-20 minute walk north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated 10-15 min drive from either Vilano Beach or St. Augustine Beach! You can also drive to one of the public beach accesses on St. Augustine Beach to park and walk on.
TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.
LAUNDRY SERVICE: We have laundry machines in the house but on vacation, it's up to you if you want to do laundry at all! If you would like to partake, our brand new commercial laundromat The Queen's Laundry is offering pick up and drop off wash-dry-fold service to the St. Augustine area. The cost is per pound and they will work out payment with you directly. They simply ask for 1 day's advanced notice for a pickup request and a 24 hour turnaround time for completing and returning your laundry. Ask us for more information!
SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). * IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

I recommend having a vehicle in the event you want to go antiquing in uptown or desire to head over to Anastasia Island or Vilano Beach for a beach day! Otherwise, walking is the best way to get a feel for the area and appreciate the history of St. Augustine!

DOGS ALLOWED WITH RESTRICTIONS: You may have up to 2 small dogs (30lb max each) with approval and payment of nightly fee. We request and expect the following from our pup-parents: Please do not leave your dog in the unit unattended for long periods of time, he/she must be bathed, up to date on vaccinations, and treated regularly with flea preventative. Please be courteous to your neighbors, follow our county’s leash laws, and always clean up after them! Poop scooping is not included in your pet fee or cleaning fee and will incur an additional charge.
QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. You may use your inside voice, outside, during these hours.
FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge.
LATE CHECKOUTS/EARLY CHECK-INS: If we can accommodate, a $25/hour charge will automatically be added to your reservation. Having the correct guest count helps our team prepare for your stay, any requests for additional linens/supplies due to incorrect guest count will incur an additional charge. The maximum guest count per property is strict, if you have more guests than the maximum allowed you will be asked to vacate the premises and no refund will be issued.
DAMAGE: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay. This fee acts as insurance for minor damages and each coverage tier is associated with a maximum coverage amount. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). * IMPORTANT: You must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc.) is not the max that you are responsible for. If damage exists beyond your coverage amount, we will document this with photos and professional estimates of repair and bill you for the repairs or replacements.
CHILDREN: While we allow children, the home is not child proofed. Guests with younger children use the home at their own risk.
CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. These are for your and our security only.
LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee.
HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property.
CHECKOUT: Checkout procedures must be completed; a detailed list is available upon request and will automatically deliver 24 hours prior to checking out.
HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests.
EXTENDED STAY: You are not permitted to establish or consider this vacation home as a permanent residence. Use of this address to obtain residency documents such as a driver’s license, will be reported and legal action will be pursued.
E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
